Acceptance
By accessing portal.alta-fund.com, you agree to these Terms of Use. If you
do not agree, do not access the portal.
No offer, no solicitation, no investment advice
The portal and its contents — including reports, capital-account statements, portfolio summaries, and the fund presentation — are provided for your information only, in your capacity as an existing limited partner. They do not constitute an offer to sell or a solicitation of an offer to buy any security or fund interest in any jurisdiction where that would be unlawful; they are not investment, legal, tax, or accounting advice; and they do not create or modify any investment right. Any offer or sale of fund interests is made solely through the fund's definitive offering documents (the PPM, the Limited Partnership Agreement, and subscription documents), which control. Past performance is not necessarily indicative of future results, investors may lose capital, and information may include estimates or forward-looking statements subject to change.
Accuracy of information; the LPA controls
Figures shown in the portal are provided for your convenience and may be unaudited, estimated, or stated as of a particular date. The fund's official books and records, your capital-account statements as issued, and your Limited Partnership Agreement govern in the event of any discrepancy with what the portal displays.
Who may use the portal
- Limited Partners of Alta Real Estate II L.P. (Fund II) and/or Alta Real Estate, L.P. (Fund I)
- Authorized representatives of an LP who have been explicitly invited
- Alta staff administering the portal
LPs receive view-only, scoped access to their own investment information.
Your obligations
- Protect your credentials: keep your password and MFA device confidential; do not share or store them insecurely.
- Report compromise immediately: email security@alta-financial.com if you suspect unauthorized access.
- Use the portal for its intended purpose: viewing your own investment information. Do not attempt to access other LPs' data, probe the infrastructure, or scrape.
- Keep your email current: notify us via your normal IR channel of any change; you cannot change it yourself (a security feature).
Prohibited conduct
- Sharing your login credentials with anyone, including family, accountants, or advisors
- Attempting to access accounts, data, or files that are not yours
- Decompiling or reverse-engineering the portal, or performing vulnerability research without prior written permission (email security@alta-financial.com to coordinate)
- Using automated tools to download files en masse
- Circumventing authentication, MFA, or session-timeout mechanisms
Intellectual property
The portal, its content, and the reports within it are proprietary to Alta. You receive a limited, non-exclusive, non-transferable license to access and view your own investment information for personal and tax-compliance purposes. You may download copies of your own reports for your records and share them with your own tax or legal counsel; you may not share or republish content relating to other LPs or fund-wide information externally.
Confidentiality
All information on the portal is confidential and subject to the confidentiality provisions of your Limited Partnership Agreement.
Privacy
Your personal information is handled as described in our Privacy Notice. U.S. limited partners also receive a delivered GLBA financial-privacy notice with their subscription package, and Mexican-resident limited partners receive a Spanish-language aviso de privacidad; those documents govern the handling of your personal data.
Electronic communications
You consent to receive these Terms, the Privacy Notice and any required privacy notices, report-availability notifications, and other account communications electronically (by email and through the portal), with the same legal effect as paper delivery. These account communications are operational, not marketing.
Third-party services
The portal relies on third-party providers for identity and authentication (WorkOS AuthKit, and optional Google sign-in) and for hosting (Cloudflare). Your use of those components may also be subject to those providers' terms, and we are not responsible for their availability or for acts outside our reasonable control.
Availability
The portal is provided "as is" and "as available." We do not guarantee uninterrupted availability; planned maintenance and unplanned outages may occur, and you have no right to compensation for downtime.
Disclaimers and limitation of liability
To the maximum extent permitted by law: the portal is provided without warranties of any kind; and Alta is not liable for indirect, incidental, consequential, special, or punitive damages arising from your use of the portal. Nothing in this section limits Alta's obligations under your LPA or applicable law.
Termination
We may suspend or terminate your portal access if you violate these Terms, your investment relationship with Alta ends, or as required by law.
Governing law
These Terms are governed by the laws of the State of Delaware, consistent with your subscription agreement, and disputes are resolved in the courts of Delaware. This choice does not displace the mandatory privacy or consumer-protection laws of your home jurisdiction.
